Colors Housing Society has been formed for the development of residential apartments catering to Delhi’s community in need of affordable housing. Together the primary team forms a strong base for the society having a combined skill-set equipped to lead and manage this project to completion. With a strong background in construction, project management, fund management, land acquisition and approvals, the management committee will be competent in ensuring the society is well guided. Having worked together on various business ventures, their understanding and strengths will enable them to take actions and decisions keeping in mind the common goal for the benefit of our members.

Colors Housing Society is located in L-Zone, Delhi-71, more specifically at the revenue estate of Chhawla, just 3KM from Sector 21 Metro Station, Dwarka.

Question. Does Colors Housing Society have all Statutory Compliances in place?

Yes, the registration certificate of Colors Housing is available on our website and brochure. All supporting documents are available on request at our Head Office also.

Question. When will the land be surrendered to DDA?

On 29th January 2014 DDA issued the draft operational regulations for the surrender of land. It is expected that further steps regarding the surrender of land shall be issued in the coming 3-4 months and Colors Housing shall comply with the steps and process as laid out by DDA.

Question. What is the expected timeframe for completion?

Construction is likely to begin in 2015 and the project is estimated to be completed in 36-48 months from the start of construction.

Question. What if the project gets delayed?

It is important to remember that this is a Society and the Management Committee is a representative body for the members; hence we will only be acting in the best interest of its members to promote a timely delivery of the society.

Question. When will the registry take place?

The property registration shall take place once the member has completed their full payment and the project is ready for possession handover.

Question. Can I sell or transfer my rights after possession?

The member can transfer his/her membership by replacing themselves with a new member, at any time. There shall be no transfer charges. An NOC will be required before the transfer of membership.

Question. Do we get any discount on down payments as given by other developers?

Members who complete their payment for Land Cost within 30 days from booking shall fall within the first batch and hence the reduced Land Cost shall apply to those members.

Question. What is the payment schedule?

Stage 1 Land Cost Payable Upfront within 30 or 180 days from booking.
Stage 2 Construction Cost Payable once construction begins as per the Construction Linked Payment Plan.
Stage 3 Car Parking @ Rs. 2 L per car park Payable as per the Construction Linked Payment Plan
*Annual Operations & Membership fee for Society @ Rs. 11,000 per annum

Question. Is it possible to get a loan for the property?

Yes it is possible to take a loan. Once the draw has taken place and the unit number has been allotted, a loan may be obtained for up to 80-90% of the overall cost. Hence the initial payments for Land Cost will need to be made without loan facility.

Question. Is the price justified?

Yes, infact the price is very affordable when comparing with other Delhi locations, not to mention other NCR areas. Colors Housing Society has derived such pricing keeping in mind the needs of those wishing to own a home in Delhi which suits their financial budget. In keeping with our initiative we have incorporated all the facilities to ensure a truly peaceful yet modern living environment. With a Delhi -71 address and just 3 Km from Sector 21 Metro Station, and 20 minutes drive to Dhaula Kuan & Gurgaon, it is more affordable than areas like Kundli and Bhiwadi, which are far less well connected & where minimum prices start from Rs. 2,800-3,500 per sq ft. The price can only be described as unchallenged, considering that house prices in Delhi start from approx. Rs. 7,000 per Sq. Ft. onwards with limited facilities, & often challenges with parking, water & power. This concept of modern living with 24x7 doctor on call, swimming pool, gym etc, is rare to find in this price bracket, and also are rarely offered in Delhi.
